All of Gale's comps are for properties that those familiar with Ann
Arbor real estate will recognize as patently absurd.

All but one are for property on the north side of the Huron River, in
lots adjacent to or very near Barton Hills (
one of the most valuable
residential
real-estate locations in the nation), in areas not only
socially upwardly mobile, but physically buildable, i.e. their soils allow
conventional septic fields.

The single comp on the south side of the river, 715 Rose
#1075961486, is also in an upwardly mobile area, in a scenic location
with mature trees of desirable species.

None of these properties is near any highway and are all on quiet
residential or "natural beauty" roads.

1960 S Maple is in an older, depressed area with no city services,
immediately next to Interstate 94, on soil that
will require an
engineered, hence costly, septic system, bounded by heavily
trafficked roads.
